If the Modular Building budget is not met, SKC team will propose value engineering (VE) alternatives. VE is the systematic analysis and exploration of options to stay on budget or save costs. Thus, the ultimate objective of VE is to preserve the look and function of the Modular Building, while finding alternatives to lower the cost.
Although VE can save clients substantial dollars, it is much more than a simple cost-cutting exercise. When we conduct a VE session, we will evaluate, at a minimum, first cost, schedule impacts, constructability issues, and life-cycle costs including capital, operating, maintenance expenses, energy and systems costs, financing costs, ownership structure, and tax laws. The exercise may result in increased first costs; however, the overall impact will minimize the total life-cycle costs during the functional life of the Modular Building.
Systems analysis is at the center of the overall VE effort. Typical systems include site-work, foundations, structural, architectural, mechanical and electrical, and exterior enclosure. During the systems review, we will make recommendations, which focus on construction feasibility, availability of materials and labor, fabrication and installation time, associated costs and economies, and the impact on other building components.
For each project, a SKC VE team will be established to include the Owner, Architect/Engineer, and the Construction Manager. Our experience with VE has shown that the best results occur during the Design Development phase. The team meets at pre-determined intervals to identify alternative materials, methods of construction, and issues affecting the schedule and operations. Each item is evaluated and accepted or rejected depending on the total impact on cost, function, program, schedule, and overall needs.

“During the past several years, I have had the pleasure of working with Sean Khan with SKC COMPANY on numerous school construction projects in which they served as the general contractor. Most recently, SKC COMPANY is working with our firm on a multi-million- dollar Science Classroom Complex for the Mt. San Jacinto Community College District. I am impressed with the firm’s ability to understand the construction process especially as it relates to school projects. This is an especially challenging project due to having to meet a very stringent construction schedule. They have demonstrated their ability to work with architects, owners, inspectors and testing labs to assure timely completion of the projects they have supervised.”
I am writing this letter to recommend SKC Company as a modular classroom building contractor. While acting as a consultant to SKC Company since 2012, I have found Sean Khan to be very experienced and very knowledgeable in the modular classroom industry. It has been my experience that Sean Khan possess a sound understanding of the design, permitting, installation and inspection processes associated with this type of project. In summary, I heartily recommend SKC Company for any modular educational project.
“I wish to take this opportunity to commend SKC COMPANY on the quality services they have provided for Wiseburn Unified School District on various projects throughout the district. The district has been very pleased with the way SKC COMPANY has performed these services.
