Overview

SKC Modular Building Project Management team work closely with owners, architects, engineers, and other construction consultants to provide seamless integration between all stages of the construction process. From concept or pre-construction to project closeout, SKC team and engineering consultants provide proactive problem solving solutions for any modular building project.

PROJECT MANAGEMENT:

CONSTRUCTION MANAGEMENT:

SKC Construction Management follows on-site activities, for either a single general contractor or several multi-prime contractors, from site mobilization through occupancy and close-out, our professional staff knowledge and experience will deliver a successful project by estimating the project, administering the contract, managing job site and construction operations, planning and scheduling the project, monitoring project performance, managing project quality and safety.

Due Diligence

We will identify any problems or areas of concern on site that exist so that those problems can be factored into our discussion during this stage.

Cost Estimate

We are knowledgeable about the construction techniques, familiar with the product, good visualization skills, creative, detail oriented and thorough, can meet deadlines and work under pressure, familiar with purchasing and computer applications, a perfectionist and very good organization skills to establish a program budget.

Interface with Governed Agencies

We speak for you and make the necessary right decisions.

DSA LAB & In-Plant

We will coordinate with Lab and In Plant Inspector for compliance with building codes and ordinances with drawings, scope, and structural quality, monitor in-plant inspection activities as to avoid deviations and maintain a work log, take photographs, file reports and act on inspection findings.

Soliciting

We solicit to gain interest in the contracting community.

Planning and Schedule

Knowledgeable scheduling, from the initial planning, sequencing, scheduling stage through construction and move-in. We will maintain communication, updating the schedule and notifying all trades.

Monitor Performance

Assessing, Documenting, Evaluating overall project.

Quality

We will be doing things right the first time to prevent things from going wrong and continue improving process, we will oversee the submittals, mock-ups, shop drawings, inspections and testing.

Decision Making and Problem Solving

One of our most valuable expertise in this unpredictable environment is our corrective decision making and problem solving. Such value is discovered by critical and creative thinking skills and by being very resourceful.

Change Order Analysis

We handle the process correctly to avoid disagreements or discrepancies associated with these changes down the road, such is a key issue we plan to eliminate on our pre-construction services. Our rule, never execute the extra work or change without first receiving a written order to do so by the architect.

Punchlist

We coordinate with end-user, Architect and/or other Consultants.

Status/Update

Provide status report to end user and architect including potential deviations to avoid fabrication and site delays.
